Pickering sits closest to Toronto and is priced accordingly. Ajax and Whitby offer an established, family-friendly middle ground, with South Ajax and Pickering Village commanding the strongest premiums within Ajax. Oshawa is the widest and most affordable market, with everything from starter condos to century homes. Bowmanville, in Clarington, is where buyers priced out of Ajax, Whitby or Oshawa often land for newer builds and more square footage.
